Why the Estancia Refresh Matters
The Estancia environment is approaching a defining moment. As contemporary standards for luxury high-rise living evolve, the age of our building and dated common spaces have placed our community at a competitive disadvantage within Bonita Bay. This lag is objectively reflected in property valuations and increased days on market—challenges that we are now addressing with a proactive, long-term revitalization plan.

Project FAQs
What is the price of the project and how will it be financed?
Detailed financial information, including the final project budget and financing methods, will be provided by the Board once the planning phase is fully finalized. We know there will be an assessment, which we like to call an "investment". At this time, we are exploring options for split payments and financed payment plans,
How are amenities being phased during the refresh?
To minimize inconvenience, amenities are refreshed in phases. The lobbies, guest suites, and spa updates are prioritized for summer- fall 2026, followed by the social room and card room in spring- summer 2027.
Why will we have one assessment for all these areas? Why can't we wait?
The simple answer is cost. If we wait and assess again next year, the assessment will be 30% or more. This way, we are being cost-conscious and better stewards of finances for a much needed renovation.

Where can I view the material selections?
We will provide photos of design selections on this website. These selections reflect the look and feel that our designer and the committee would like to achieve.
Who is on the Design Committee?
The Design Committee includes Dee Harris, Tricia Gordy, Dana Matheis, Jill Walters, Melinda VonReis, and Andrea Tinucci. The Board liaison is Tanja Schwendinger.
How is the designer paid? Is she getting commission from the general contractor?
Wegman Design Group is initially paid a design fee. When we get into the actual work being done, she will have an oversight fee and a commission on furnishings based on a cost-plus basis. Estancia will contract the general contractor separately. The GC will be working with the designer to execute the plan. This way, we can keep the cost down.

• March 26 – 4:00 PM- 5:30 PM- Town Hall with Loren Wegman and our General Contractor to introduce new designs.

What is the projected renovation timeline?
The common area will be scheduled for completion by winter of 2027. This includes refreshing the lower and upper lobbies, both men's and women's spa areas, both guest suites, and the smaller bathroom, social room and card rooms. Projected completion- 9 months.
How will amenity access be affected?
The fitness center and social rooms and card room will remain accessible during other common area refresh. Advance notice will be provided 48 hours prior.
2027- Spring and summer we project the social and card room will be closed.
