Dear Estancia Residents,

The Board and Design Committee are pleased to share that we are making steady progress on the development of a Master Design Plan to thoughtfully refresh Estancia's common areas, enhancing enjoyment for residents, elevating the experience for guests, and strengthening appeal for prospective buyers.

Over the past several months, the Committee has carefully evaluated Estancia's common

areas, engaged with design committees from neighboring buildings, gathered property value insight from local real estate professionals, and benchmarked all other high-rise buildings in Bonita Bay. The attached Executive Summary provides a synopsis of our research and key findings to date. The full Work Product document is available on our new website https://www.estanciarefresh.com, which has been created to keep residents fully informed as we move through each stage of the project.

To ensure a plan appropriate for Estancia, the Board and Committee have retained the

award-winning Wegman Design Group (https://wegmandesigngroup.com) to develop our Master Design Plan. Rich and the Board have begun the process of assessing several contractors to determine who is best positioned to partner with Wegman and execute the Plan with excellence and fiscal discipline.

Estancia's common areas are an extension of our residences, from the lobby and guest suites, to the social rooms and even the elevators. They shape the first impression for our guests and serve as a backdrop to our everyday experiences. This effort is intended to thoughtfully reimagine these shared spaces in ways that inspire pride, enhance enjoyment, and protect long-term property values.

Whether walking through the front door into a refreshed and inspired lobby, offering overflow guests modern and comfortable accommodations, gathering for Sunday night football at a redesigned bar, hosting a dinner party supported by a well-appointed modern catering kitchen, or simply beginning the day in a beautiful room with friends, coffee, and our spectacular view, these spaces should inspire how we truly live at Estancia. Our single aim is to provide all residents and their guests a living experience that embodies the quality and character of Estancia today and serves as a steward to the building’s bright future.

As additional details become available in the upcoming weeks, including design and architectural concepts, cost ranges, and potential financing considerations, we will share updates on our website and via email. We anticipate our first town hall with Wegman Design Group to take place in the third week of March. Please watch for details. We look forward to continuing the conversation with you.

Thank you for your engagement and support,

The Design Committee
